
Problem
Once a Home Expo, Grossinger Auto Group decided to convert a large warehouse building into an autoplex car showroom. Zera Construction was contracted to restore the three-story parking garage in accordance with the LEED for New Construction Rating System as created by the U.S. Green Building Council. LEED restoration included using only green building materials, monitoring how far building materials were trucked, and utilizing a white membrane on the parking garage's roof to reflect sunlight.
Solution
- Added BASF Sonneborn traffic-bearing membrane to 1st, 2nd and 3rd levels
- Re-bonded 10,000 SQFT of structural slab to topping slab with chemical epoxy grout
- Dug out planter boxes, removed and replaced every caulk joint and installed an American Hydrotech buried waterproofing system in the roof's planters
- Operated on flexible scheduling to accommodate tenant build-out work
- First LEED green building project performed by Zera Construction
